First down, heres an article published recently at www.realtor.org:
"A study greater than 100 office appraisers, builders, and agents found that 54 percent believe office condos certainly are a development that can come to a finish once interest levels increase.
The study was conducted by Grubb & Ellis and PNC Real Estate Finance. The typical situation sees organizations buying the condos so that they no further need certainly to pay rent, going for greater control over space and occupancy costs. More and more company apartments have now been bought as investments currently. Phoenix is one of the greatest markets in this market, with 189 office-condo qualities in place and more than 100 others in several stages of development. Nevertheless, other markets, such as Houston, with only three office-condo qualities, scarcely register, even though that Texas city's office sector is three times the size as Phoenix's. Of particular note is in these office apartments that are acquired as investments. A few real-estate people, myself involved, have invested in these kind of attributes, only to find few if any potential tenants for the vacant space. In an industry with the vacancy rate hovering between 15 & 20 %, I thought it was wise to get out quickly. Im very glad I did so.
Their own office condo that that that will be often simply purchased by its not the quality of the space is the issue, but the fact any tenant is a good candidate for this space very. Lots of the prospects for open the office condo area are startups or small enterprises that may only agree to a or two-year lease. These companies will often make it and buy their very own office house or fold up go and shop back to the spare bedroom home office from where they came making the investor to try to find another tenant.
Make number mistake, these are good houses, well made, with exceptional finishes, that are excellent values for the master / user. As an investor, I would look to areas, especially industrial or warehouse homes, to spend my funds.
All the best for your requirements,
